House Rules
HOUSE RULES: PLEASE READ IN DETAIL. BY MAKING THE RESERVATION ALL GUESTS AGREE TO THE TERMS HEREIN.
Complying with these House Rules at the Airbnb Property is a requirement of the vacation
rental agreement. Failure to adhere to the below House Rules may result in penalties such as
deductions from the security deposit.
MINIMUM GUEST AGE OF 25 YEARS OLD FOR THE BOOKING GUEST.
Special events are possible only on a case by case basis with clear details and approval of the host.
The booking guest is responsible for making sure that all members of their party, and their guests, are aware of, and strictly adhere to the guidelines.
All Guests (and any Visitors) must comply with all House
Rules and any other instructions from the Property
Manager during their stay.
Guests are responsible for ensuring maximum visitor
numbers are not exceeded; and that. Visitors are complicit with
these House Rules. A guest list for registration is required 48 hours prior to check-in or sooner.
Parties and large gatherings of any kind are strictly prohibited
at the Airbnb Rental; and
Any small gathering must comply with other rules set
regarding Noise, the Neighborhood and Visitor numbers.
Any time Guests leave the Airbnb Rental, it is their
responsibility to ensure all windows and doors are closed/locked
to maintain security and prevent rain and water damage.
Air conditioning unit should not be set below the temperature of 68 to prevent freezing of the unit.
For safety reasons, it is not permitted to use any glassware in
or around the hot tub area. Plasticware is also provided for these areas. Failure to comply with this rule will
result in a fine deducted from the security deposit.
Guests must supervise any babies and children at all
times when using the Deck and Balcony areas.
Smoking of any kind is not permitted inside the Airbnb; Specific smoking rules for this Airbnb are as follows: Smoking is allowed outside of the dwelling on the balconies, deck and patio. Please use the conveniently placed ashtrays and outdoor cigarette butt disposals on the deck and balcony. DO NOT THROW CIGARETTE BUTTS IN THE YARD. ADDITIONALLY CLEANING FEES WILL APPLY.
All Damages and Breakages must be reported to the
Property Manager as soon as reasonably practicable.
Failure to report them will likely result in a penalty
deduction from the security deposit. And;
b) To avoid Damages and Breakages, no furniture is to be
moved from one room to another without prior agreement.
All guests agrees to use life vests when entering the pond/lake.
IN CASE OF AN EMERGENCY DIAL 911.
For Non-emergency help contact the host.
Breach of any of these House Rules is a breach of the Terms
and Conditions of occupancy as per the Rental Agreement.
The Owner and Manager reserve the right to terminate
permission to occupy and to evict from the Airbnb Rental, any
Guests or Visitors who refuse to follow these House Rules or who
cause a nuisance to neighbors or other residents of the
community.
use of the pond/lake and on-site amenities:
This Hold Harmless Agreement is entered into on date of confirmation of the reservation for the property located at 1509 Creek Road New Milford, PA between the booking guest and registered guests for their stay, hereinafter referred to as the "Participant", and Eas11 Realty LLC, hereinafter referred to as the "Property Owner".
Purpose: The Participant desires to engage in watersports activities and utilize watersports equipment on the premises of Eas11 Realty LLC's pond/lake located at 1509 Creek Road New Milford PA hereinafter referred to as the "Premises".
Assumption of Risk: The Participant acknowledges and understands that engaging in watersports activities involves inherent risks, including but not limited to, drowning, injury, or death. The Participant voluntarily assumes all risks associated with the use of watersports equipment and activities on the Premises.
Hold Harmless: The Participant agrees to hold harmless and indemnify the Property Owner, their agents, employees, successors, and assigns from any and all claims, liabilities, damages, losses, or expenses, including attorney fees, arising out of or related to the Participant's use of watersports equipment and activities on the Premises. This includes but is not limited to claims for personal injury, property damage, or wrongful death.
Release of Liability: The Participant releases the Property Owner, their agents, employees, successors, and assigns from any and all claims, liabilities, damages, losses, or expenses, including attorney fees, arising out of or related to the Participant's use of watersports equipment and activities on the Premises. This release applies to claims resulting from the negligence, gross negligence, or willful misconduct of the Property Owner or their representatives.
Acknowledgment of Understanding: The Participant acknowledges that they have read and understood this Agreement in its entirety, and voluntarily agree to its terms and conditions. The Participant further acknowledges that they have had the opportunity to seek legal counsel if desired.
Severability: If any provision of this Agreement is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
Booking a reservation for this listing constitutes the guest's agreement to the aforementioned hold harmless agreement. The guest also assumes the authority and responsibility to accept the terms and conditions on behalf of their guests.
